How is EMI calculated?
EMI (equated monthly instalment) is the fixed amount you pay your lender every month until the loan is repaid. Banks use this standard formula:
- P = loan amount (principal)
- r = monthly interest rate = annual rate ÷ 12 ÷ 100
- n = number of monthly instalments
Example: a ₹25,00,000 home loan at 8.5% for 20 years gives r = 0.0070833 and n = 240, so EMI ≈ ₹21,696. Over 20 years you pay about ₹27.07 lakh in interest — more than the loan itself.
Why early EMIs are mostly interest
Interest is charged on the outstanding balance. At the start the balance is highest, so most of each EMI goes to interest; as you repay, more goes to principal. The yearly schedule above shows this shift clearly. It's also why prepaying early saves the most money.
How to reduce your EMI or total interest
- Prepay when you can. Use the "extra payment" box to see the effect. Even a small extra amount each month can cut years off a home loan.
- Choose a shorter tenure if you can afford a higher EMI — total interest falls sharply.
- Improve your credit score (750+ in India) to qualify for lower rates.
- Compare lenders and consider a balance transfer if rates have dropped since you borrowed.
- Make a larger down payment to borrow less in the first place.
Typical loan interest rates
Rates change with central bank policy and your profile. As a rough guide in India, home loans often range from about 7.5% to 10%, car loans 8.5%–12% and personal loans 10.5%–24%. Always check your lender's current rate, processing fees and prepayment charges.
Frequently asked questions
Does this EMI calculator work for home, car and personal loans?
Yes. All of them use the same reducing-balance EMI formula. Just enter the amount, rate and tenure of your loan.
Is EMI calculated on a flat or reducing balance?
This calculator uses the reducing-balance method used by banks for most loans. Some personal and vehicle loans quote a flat rate, which is more expensive than it looks.
How much can I save by prepaying my loan?
Enter an extra monthly payment and the calculator shows the interest saved and how many months earlier you finish. Early prepayments save the most.
Does the EMI include processing fees or insurance?
No. It covers principal and interest only. Add fees, insurance and taxes separately when budgeting.
